2188 rue Wellington is the former Bain Hogan, a municipal public bathhouse designed by architect David Jerome Spence, built in 1931 by St George Construction and opened in 1932. It served Pointe-Saint-Charles households that had no bathtub at home, with a 75 by 30 foot pool, sixteen showers, sixty-eight changing cabins and private tubs, and it stayed open until 1991. The City put it up for sale in 1996; local groups fought the condo conversion and lost, but their campaign saved the Art Deco facade, which is why the street front still reads as a 1930s civic building. The conversion to lofts followed in the late 1990s, and the syndicate of co-owners, registered as "Le Syndicat des copropriétaires des Lofts Hogan", was incorporated on 26 October 1998. The assessment roll lists seventeen dwelling units, numbered 1 to 12 and 14 to 18, ranging from about 470 to 1,050 sq ft. Because the shell was a swimming hall, the interiors are unusually generous for the footprint: open loft plans, mezzanine bedrooms, and ceilings over eighteen feet in some units. The building sits at the corner of rue Liverpool on the Wellington commercial strip, with cafés, shops and restaurants at the door, Charlevoix metro and the Lachine Canal a short walk away, and Parc Marguerite-Bourgeoys and Parc Le Ber nearby.
Worth knowing: À savoir : The assessment roll gives the construction year as 1931 while the City's own heritage write-up dates the opening to 1932; both are correct, one is the build and the other the opening. The unit count is seventeen in the assessment roll (number 13 is skipped); some broker listings refer loosely to eighteen units, which is the highest unit number rather than the count. The imtl heritage record says two storeys above ground, which describes the original bathhouse; mezzanines mean some homes read as more than two levels. The name of the firm that carried out the 1990s conversion could not be established. The eighteen-foot ceilings and private terraces come from broker listing text for specific units and are not building-wide facts.
